Start with one single-storey design for each bedroom count. Price double-storey versions as additional designs, not automatic duplicates.

Type 01

2-bedroom home

A compact home brief with efficient shared living spaces, outdoor connection and a manageable footprint.

Target floor area, bathroom count, parking and purchase-budget assumptions to be confirmed.

Type 02

3-bedroom home

A family-home brief balancing private bedrooms, shared living, service spaces and outdoor use.

Use as the reference design for agreeing the catalogue’s architectural language.

Type 03

4-bedroom home

A larger family-home brief with more flexibility for visitors, work or changing household needs.

Additional rooms and amenities are agreed explicitly, not assumed from bedroom count.

Base scope: 3 single-storey designs. Optional full catalogue: 6 designs, adding a double-storey version of each. Neither scope has been selected by the developer.

Two levels of deliverable

Marketing drawings help buyers choose. A repeatable architectural package gives the plan offer substance.

Concept and sales catalogue

  • Agreed design brief and area schedule for each home.
  • Dimensioned concept layouts, elevations and sections.
  • Indicative footprint and plot-fit criteria.
  • Illustrations or renders and a buyer-facing design sheet.

Concept material alone is not sold as a construction-ready plan set.

Standard architectural package

  • Develop the selected designs into an agreed architectural drawing set.
  • Document typical roof, finish and construction details within the appointment.
  • Issue revision-controlled files and purchaser-use instructions.
  • Identify what must be adapted, engineered and approved for each plot.

Extent and locally acceptable submission requirements must be agreed with the appointed professionals before quoting.

A repeatable home still needs a site-specific check. Plot area alone does not establish buildability.

Fit and orientation

Confirm surveyed boundaries, access, setbacks, coverage, height limits, easements and estate design rules. Test orientation and outdoor space.

Technical coordination

Check ground conditions, levels, drainage, services and structural requirements. Double-storey designs require their own stair, structure and safety coordination.

Local approval

Confirm the responsible Zambian professionals and approving authority. Each purchaser’s adaptation and submission route must be defined before use.

Agree the commercial model and design rules before producing the full library.

Stage 1

Brief and reference design

Confirm buyer budgets, plot categories and estate controls. Develop and approve the 3-bedroom reference concept.

Stage 2

Complete the family

Develop the 2- and 4-bedroom designs using the agreed language. Add only the double-storey variants commissioned.

Stage 3

Document and licence

Complete the commissioned drawing level, catalogue sheets and use terms. Define the plot-adaptation service and professional handoff.

Commercial scope

A funded library with defined resale rights

Recommended basis for discussion: the developer pays the design fee and receives defined rights to market and sell purchaser licences within Parkway City.

Agree the number of permitted uses, exclusivity, intellectual-property ownership, modifications, editable-file access and purchaser responsibilities in writing.

Separate design from each use

Quote the 3-design base library, each double-storey addition and plot-specific adaptation separately. Agree any per-sale licence charge before appointment.

Fee, resale price, currency, tax, revision rounds, payment stages and programme are open. No royalty or sales volume is assumed.

What sits outside
the base appointment

Structural and civil design, geotechnical work, surveys, authority fees, purchaser-specific changes, bills of quantities and construction supervision are separate unless explicitly appointed.

No building-cost estimate is included. Any future budget requires agreed specifications, local cost advice and a dated basis.

Ready for issue when: the agreed designs meet the brief and verified controls, the drawing level is complete, licence terms are agreed and the local professional route is established.
